Builders Advocate for IT and Metro Developments to Boost Vizag Real Estate



Visakhapatnam Builders Appeal to Government for Infrastructure Enhancements

Visakhapatnam: With the new government in place, builders in Visakhapatnam are urging for accelerated IT investments, swift completion of the Bhogapuram International Airport, construction of flyovers at congested junctions, and the initiation of Metro Rail from the Steel Plant to Bhogapuram airport. 

Builders are optimistic about Chief Minister Nara Chandrababu Naidu's entrepreneurial approach and believe he will implement policies to stimulate construction activities in Andhra Pradesh's main city and commercial hub.


When the previous government announced plans to establish the administrative capital in Visakhapatnam, the city saw a surge in construction projects. However, the capital initiative lagged, resulting in over 15,000 unsold flats. To mitigate their losses, builders began offering incentives for flat purchases to cover interest on their capital investments.

"We don't want any concessions; we want to contribute to the state's revenue. All we need are developmental activities such as attracting IT sector investments, completing Bhogapuram International Airport, building flyovers, and initiating Metro Rail," said B. Srinivas, city president of CREDAI.

Srinivas noted that the airport works are projected to be completed by August 2026. Construction activities have been sluggish over the past five years, exacerbated by the COVID-19 pandemic, leaving more than 15,000 flats unsold.

"People love Visakhapatnam for its peaceful atmosphere, scenic beauty, beautiful beaches, and ample greenery. The temperature remains tolerable even when the rest of the state suffers in summer," Srinivas added.

Another builder pointed out that new layouts have emerged on both sides of the six-lane, 50km road being constructed between Bhogapuram airport and the city.

Young builder Garugunalli Rajesh highlighted that most builders are offering affordable housing due to the lower income levels of the urban middle class in Visakhapatnam compared to other tier-two cities.

"The average income of Vizagites is still around Rs 25,000 to Rs 35,000, making it difficult for them to afford houses costing more than Rs 50 lakh," Rajesh explained.

Currently, construction is ongoing in areas like Yendada, Sagarnagar, Madhurawada, Anandapuram, and some parts of Bheemili. However, vacant land is scarce in the main areas of the city.
